Nearly every real remodel. The narrow exception is a like-for-like swap — the same vanity, toilet, or tub in the same location. Moving plumbing or drain lines, opening walls, adding or relocating circuits, converting a tub to a walk-in or zero-threshold shower, or cutting in new ventilation all require an LADBS permit, and structural work, waterproofing, and layout changes always do. Where do Porter Ranch permits actually get processed?
Porter Ranch is City of Los Angeles territory, so residential permits belong to the Los Angeles Department of Building and Safety. The LADBS Van Nuys office processes plan check and inspections for this part of the Valley, and we manage the entire submission with that office for you.
My Porter Ranch home is newer — does a remodel still involve waterproofing work?
Yes. A remodel is judged by the assembly you rebuild, not by the year the house went up. Every shower and tub surround we deliver carries a sheet-applied or liquid-applied membrane sealed at corners, transitions, and drain assemblies, a dedicated pre-slope with waterproofed curbs on walk-in and zero-threshold showers, and, on steam baths, membrane to the ceiling with vapor-sealed transitions at the generator plumbing. Ventilation matches: an exhaust fan ducted to the exterior, sized per the California Energy Code (Title 24) and CRC, with humidistat or timer control in primary baths. In the older Porter Ranch tracts, galvanized supply, cast-iron waste, or subfloor moisture can be waiting under the original tile — we correct all of it before setting new work.
