Central & Eastern San Fernando Valley
LADBS Valley branch jurisdiction. Mid-century housing stock with hillside parcels approaching Mulholland on the southern edge.
North San Fernando Valley
LADBS Valley jurisdiction. Mix of master-planned tracts (Porter Ranch), Valley flats (Northridge, Granada Hills, Pacoima, Arleta), and the Santa Susana foothill band on the northern edge.
Westside Los Angeles & Premium Communities
Independent jurisdictions for Beverly Hills (City of Beverly Hills Building & Safety) and Hidden Hills (City of Hidden Hills + HHCA architectural review). LADBS for non-Beverly Hills City of LA addresses. Bell Canyon is in Ventura County.
San Gabriel Valley & Foothills
Pasadena and Glendale are independent cities — each issues permits through its own Building & Safety division (not LADBS). Altadena is unincorporated LA County, with permitting through County Building & Safety.
